The July 2026 legal ad reads "between the legal hours of sale, on the first Tuesday in July, 2026, the same being July 7, 2026, and continuing on Wednesday, July 8, 2026, if necessary, between the legal hours of sale, 10:00 AM and 4:00 PM." The county's Delinquent Tax Sales Information guide adds "Tax sales (when held) occur on the first Tuesday of the month between the hours of 10:00 am and 4:00 pm at the Courthouse. In the event that the first Tuesday of the month falls on a legal holiday, the sale may be held on the following day (Wed.)." Sales are not held every month; the Tax Sales page posts the next scheduled date.

Registration and deposit

Bidders register online through Government Tax Solutions (GTS). The July 2026 legal ad instructs: "To register to bid at the Carroll County Tax Sale please go to https://www.gtsweb.com/contact-4 and select Carroll County from the drop-down menu." The GTS bidder registration page states "ONLINE REGISTRATION CLOSES AT 2PM THE MONDAY PRIOR TO THE TAX SALE, UNLESS THE MONDAY PRIOR IS A HOLIDAY. REGISTRATION WILL THEN CLOSE AT 2PM THE FRIDAY BEFORE THE TAX SALE." Registration is free and in-person registration on sale day is also offered. The Tax Sales page adds that "Bidders are required to bring either cash, certified funds, or a bank letter to the sale."

This sale is conducted IN PERSON, not online. The July 2026 legal ad specifies the venue: "There will be sold for cash or certified funds at public outcry, at the Carroll County Administrative Building, 423 College Street, Room 1826, Carrollton, Carroll County, Georgia." GTS handles bidder registration only, not the bidding itself. The county's guide notes the older venue language "at the Courthouse", so confirm the room and building against the current month's legal ad before attending. Payment "must be paid in full in the form of cash, certified check, or money order" and "Purchaser shall pay for title, all transfer cost, all taxes, advertising cost and recording fees." The opening bid is "the amount of the tax due, plus penalties, interest, and costs" and the property is sold to the highest bidder. Properties drawing no minimum bid may be re-offered the same day at the levy officer's discretion. The buyer receives a Sheriff's Tax Deed, which the county describes as conveying "defeasible title" rather than fee simple; the levy officer "reserves the right to VOID any tax sale within 30 days." Redemption follows O.C.G.A. 48-4-40 et seq.: the owner or any interested party may redeem within 12 months by paying the tax sale price plus taxes paid after the sale "plus a twenty (20) percent premium for the first year or fraction of a year, and a ten (10) percent premium of the amount for each additional year or fraction of a year." The purchaser cannot take possession or collect rents during that 12 months, and must serve and publish barment notices to foreclose the right to redeem. The July 2026 ad listed roughly 20 parcels with map and parcel number, record holder, amount due, tax years, deed book, and legal description. Notes for Carroll County

  • Carroll County sells redeemable tax deeds at live public outcry on the first Tuesday of the month between 10:00 AM and 4:00 PM. The next scheduled sale posted on the Tax Commissioner site is July 7, 2026, with an overflow day of Wednesday, July 8, 2026 if needed.
  • Venue is the Carroll County Administrative Building, 423 College Street, Room 1826, Carrollton, which is the same address as the Tax Commissioner office. The county's older guide still says "at the Courthouse", so the monthly legal ad is the authority on venue.
  • There is no online auction platform. Bidder registration is handled online by Government Tax Solutions (GTS) at gtsweb.com; select Carroll County from the drop-down. Online registration closes at 2 PM the Monday before the sale, or 2 PM the preceding Friday if that Monday is a holiday. In-person registration on sale day is also available.
  • Payment is cash, certified funds, or money order, due the day of the sale. Bidders are told to bring cash, certified funds, or a bank letter. The purchaser also pays title, transfer, tax, advertising, and recording costs.
  • The instrument is a Sheriff's Tax Deed conveying defeasible title. The levy officer reserves the right to void any tax sale within 30 days and refund the bid.
  • Redemption is 12 months at a 20 percent premium for the first year or fraction of a year, plus 10 percent for each additional year or fraction, consistent with O.C.G.A. 48-4-42. The purchaser may not take possession, collect rents, or improve the property during the redemption period.

Georgia statewide rules

Redemption
The right to redeem runs for 12 months from the date of the sale and does not end there. It continues after the year until the tax deed purchaser forecloses it by serving and publishing the statutory barment notice, which cannot be started until 12 months have passed. The purchaser delivers the notice to the sheriff at least 45 days before the redemption deadline named in it, and publishes it once a week for four consecutive weeks in the six months immediately before that deadline. Redemption puts title back in the defendant in fi. fa. subject to the liens that existed at the sale, and the purchaser must execute and record a quitclaim deed. Title under a tax deed recorded on or after July 1, 1996 ripens by prescription four years after recording. Judicial in rem foreclosures under Article 5 run on a different clock: the owner has 60 days after the sale to redeem by paying the minimum bid price into the superior court.
Deed deposit
Georgia sets no statewide percentage deposit. A purchaser at a judicial sale may tender cash or a cashier's or certified check drawn for the purchase price and issued or certified by a federally insured financial institution. Counties publish their own payment terms, and many require payment in full at the close of the sale, so confirm the terms with the tax commissioner before bidding.
Surplus proceeds
Excess funds left after taxes, costs, and the expenses of the sale belong to the former owner and to recorded lienholders in order of priority. The officer who sold the property must mail notice of the excess funds by first-class mail within 30 days to the record owner at the time of the sale, to the holder of each security deed, and to every other party with a recorded equity interest or claim, and may file an interpleader action in superior court. Funds still unclaimed five years after the sale are paid over to the Georgia Department of Revenue, after which only a court order from an interpleader action releases them.
