Typical timing
No sale date is published on the county's own pages. The Tax Commissioner's Tax Sales page carried no scheduled sale or property list when reviewed on 2026-07-25, and neither the tax office site nor the county site states a recurring sale month or time. Georgia levy sales otherwise follow the statewide first-Tuesday courthouse schedule under O.C.G.A. 48-4-1.

Registration and deposit

No bidder registration procedure is published on the Tax Commissioner's site. Confirm terms directly with the office at (229) 276-2630 or [email protected] before a sale date.

Crisp County maintains a dedicated Tax Sales page on the Tax Commissioner's official site, but it listed no upcoming sale and no property list at the time of review. No online auction platform is named anywhere on the tax office site or the county site, so treat the sale as an in-person levy sale run by the county rather than an online auction. The Tax Commissioner's authority to levy is stated on the office's own pages: the FAQ says "If the property taxes remain unpaid, the Tax Commissioner has the right and responsibility to levy on the property for non-payment," and General Information says "If taxes are not paid on the property, it may be levied upon and ultimately sold." The Sheriff's Office publishes only a civil process unit page with no tax sale listings. Verify the next sale date, advertised list, and bidding terms by phone before relying on any schedule.

Notes for Crisp County

  • Tax Commissioner is Deborah Lofton; office hours are Monday through Friday, 8:00am to 4:45pm, at 210 S. 7th St, Room 201, Cordele, GA 31015.
  • The Tax Commissioner's official site is crispcountypay.com, a Government Window portal; the county website links to it as the Tax Commissioner department page. Search and pay runs through crispcountyga.governmentwindow.com.
  • The Tax Sales page exists but was empty of listings on 2026-07-25. Its content loads dynamically from the Government Window tax sale feed, which returned no records for Crisp County, so no sale was scheduled or advertised online at that time.
  • Mobile and manufactured home taxes are due May 14; unpaid bills draw a fi. fa. on the Clerk of Superior Court docket, and General Information states the mobile home "will be sold at auction."
  • Real estate and business personal property tax bills are generally due December 20 per General Information; the FAQ states December 1, so confirm the current year's due date with the office.
  • No online bidding platform, deposit rule, or registration form is published by the county. Excess funds are not addressed on any county page reviewed.

Georgia statewide rules

Redemption
The right to redeem runs for 12 months from the date of the sale and does not end there. It continues after the year until the tax deed purchaser forecloses it by serving and publishing the statutory barment notice, which cannot be started until 12 months have passed. The purchaser delivers the notice to the sheriff at least 45 days before the redemption deadline named in it, and publishes it once a week for four consecutive weeks in the six months immediately before that deadline. Redemption puts title back in the defendant in fi. fa. subject to the liens that existed at the sale, and the purchaser must execute and record a quitclaim deed. Title under a tax deed recorded on or after July 1, 1996 ripens by prescription four years after recording. Judicial in rem foreclosures under Article 5 run on a different clock: the owner has 60 days after the sale to redeem by paying the minimum bid price into the superior court.
Deed deposit
Georgia sets no statewide percentage deposit. A purchaser at a judicial sale may tender cash or a cashier's or certified check drawn for the purchase price and issued or certified by a federally insured financial institution. Counties publish their own payment terms, and many require payment in full at the close of the sale, so confirm the terms with the tax commissioner before bidding.
Surplus proceeds
Excess funds left after taxes, costs, and the expenses of the sale belong to the former owner and to recorded lienholders in order of priority. The officer who sold the property must mail notice of the excess funds by first-class mail within 30 days to the record owner at the time of the sale, to the holder of each security deed, and to every other party with a recorded equity interest or claim, and may file an interpleader action in superior court. Funds still unclaimed five years after the sale are paid over to the Georgia Department of Revenue, after which only a court order from an interpleader action releases them.
Governing statute
O.C.G.A. Title 48, Chapter 4

A tax deed does not convey marketable title. Most buyers file a quiet title action before they can resell or insure the property. See the due diligence guide.
