Registration and deposit

No bidder registration form or deadline is published on any Dooly County page. The Tax Sales page carries only the levy list and the sale date, and the Tax Commissioner's page carries no sale instructions. Call the Tax Commissioner at 229-268-4212 before the sale date to confirm terms, payment method, and where bidders assemble.

Dooly County publishes no online auction platform. Every county page checked, including the Government Window property tax portal, names a platform for paying tax bills only, never for bidding, so plan on an in-person sale and confirm the location with the Tax Commissioner. The Tax Sales page is the county's one sale channel: it carries the levy list as a table of parcel number, amount owed, map number, years owed, defendant, and property location, then goes blank after the sale. As of July 2026 the live page shows only the year "2025" and no list, so nothing is currently advertised. The 2024 list held six parcels, ranging from $476.92 to $4,572.14 owed, in Vienna, Byromville, Unadilla, and Pinehurst. The page also warns "If property has a mobile home on it, it will be land only" and "I will update amounts before the sale", so the posted balance is not the final opening bid. An earlier full list for the 2023 sale is still online as a spreadsheet. For excess funds the payment portal states "Please contact the county directly at 229-268-4212 for this information", so there is no downloadable excess funds list.

Notes for Dooly County

  • Paula M. Smith is the Tax Commissioner. She took office in January 2021 and her current term expires December 31, 2028.
  • Office hours are 7:30 AM to 6:00 PM Monday through Thursday, closed Friday. Office fax is 229-268-2240.
  • Dooly is a small, mostly rural county (Vienna, Unadilla, Byromville, Pinehurst, Cordele area) and the sale list runs to single digits of parcels, so treat it as an occasional rather than a monthly sale.
  • The county posts no calendar of upcoming sales. The Tax Sales page is only populated in the weeks before a sale, so a buyer needs to watch that page in the fall or call the office.
  • Excess funds are not published. The county directs all excess funds requests to 229-268-4212.

Georgia statewide rules

Redemption
The right to redeem runs for 12 months from the date of the sale and does not end there. It continues after the year until the tax deed purchaser forecloses it by serving and publishing the statutory barment notice, which cannot be started until 12 months have passed. The purchaser delivers the notice to the sheriff at least 45 days before the redemption deadline named in it, and publishes it once a week for four consecutive weeks in the six months immediately before that deadline. Redemption puts title back in the defendant in fi. fa. subject to the liens that existed at the sale, and the purchaser must execute and record a quitclaim deed. Title under a tax deed recorded on or after July 1, 1996 ripens by prescription four years after recording. Judicial in rem foreclosures under Article 5 run on a different clock: the owner has 60 days after the sale to redeem by paying the minimum bid price into the superior court.
Deed deposit
Georgia sets no statewide percentage deposit. A purchaser at a judicial sale may tender cash or a cashier's or certified check drawn for the purchase price and issued or certified by a federally insured financial institution. Counties publish their own payment terms, and many require payment in full at the close of the sale, so confirm the terms with the tax commissioner before bidding.
Surplus proceeds
Excess funds left after taxes, costs, and the expenses of the sale belong to the former owner and to recorded lienholders in order of priority. The officer who sold the property must mail notice of the excess funds by first-class mail within 30 days to the record owner at the time of the sale, to the holder of each security deed, and to every other party with a recorded equity interest or claim, and may file an interpleader action in superior court. Funds still unclaimed five years after the sale are paid over to the Georgia Department of Revenue, after which only a court order from an interpleader action releases them.
