Tax deed sale

GovEase
Run by
Glynn County Office of Tax Commissioner, acting as Ex-Officio Sheriff of Glynn County
Frequency
annual
Typical timing
Georgia first-Tuesday sale. The Tax Commissioner's Delinquent Tax Sales page lists the next sale as "Sale Starts: 8/4/2026 at 10:00 a.m.", which falls on the first Tuesday of August 2026. Bidder registration "OPENS: -7/7/26 - at 10:00 a.m." and "CLOSES: -8/3/2026- at 3:00 p.m." The page advertises one scheduled sale at a time rather than a fixed monthly calendar, so confirm the current date and registration window on the page before planning a bid.

Registration and deposit

Register and bid on GovEase. The county page states that "Registrations do not carry over from previous sales. Each sale will require the re-submission of documents and fees." A $35 non-refundable application fee is due at the time of registration, plus a refundable deposit required to participate, which is applied toward purchases. Maximum bids cannot be adjusted after registration closes. Payment is accepted only through GovEase by wire transfer. GovEase support is listed as [email protected] and 769-208-5050.

Glynn County runs its redeemable tax deed sale online, not on the courthouse steps. The Tax Commissioner's page states that "Glynn County delinquent tax sales are hosted through our partner, GovEase.com." The same page states that "The Tax Commissioner of Glynn County also serves as the Ex-Officio Sheriff of Glynn County" and that "The execution is signed by the Tax Commissioner in their capacity as Ex-Officio Sheriff." On redemption, the page states that "For the first twelve (12) months, the purchaser of the tax deed may not disturb the property owner," and that an owner redeems by paying the total amount paid at the tax sale plus any taxes the purchaser has paid on the property since the sale. The parcel list is published inline on the Delinquent Tax Sales page rather than as a separate PDF, and carried an as-of date of July 24, 2026 when reviewed. Payoff amounts and excess funds questions go to [email protected].

Notes for Glynn County

  • County seat is Brunswick. The Tax Commissioner's office is the operating authority for delinquent tax sales, and the Tax Commissioner also serves as Ex-Officio Sheriff, signing the tax execution in that capacity.
  • The sale is fully online through GovEase. There is no in-person courthouse-steps bidding for this county, though the sale still follows Georgia's first-Tuesday timing.
  • Registration is per-sale and does not carry over. Budget for the $35 non-refundable application fee plus a refundable participation deposit, and set the maximum bid before registration closes because it cannot be changed afterward.
  • Settlement is wire transfer through GovEase only, on a same-day or next-day timeline, so pre-fund before the sale.
  • The Tax Commissioner's site is hosted at glynntaxoffice.org, separate from the main glynncounty.org county site. Property records are at property.glynncounty-ga.gov and deed records at the Georgia Superior Court Clerks' Cooperative Authority search.
  • Georgia's 12-month redemption and the barment process under O.C.G.A. 48-4-45 and 48-4-46 still apply. The county page confirms the buyer may not disturb the owner during the first 12 months.

Georgia statewide rules

Redemption
The right to redeem runs for 12 months from the date of the sale and does not end there. It continues after the year until the tax deed purchaser forecloses it by serving and publishing the statutory barment notice, which cannot be started until 12 months have passed. The purchaser delivers the notice to the sheriff at least 45 days before the redemption deadline named in it, and publishes it once a week for four consecutive weeks in the six months immediately before that deadline. Redemption puts title back in the defendant in fi. fa. subject to the liens that existed at the sale, and the purchaser must execute and record a quitclaim deed. Title under a tax deed recorded on or after July 1, 1996 ripens by prescription four years after recording. Judicial in rem foreclosures under Article 5 run on a different clock: the owner has 60 days after the sale to redeem by paying the minimum bid price into the superior court.
Deed deposit
Georgia sets no statewide percentage deposit. A purchaser at a judicial sale may tender cash or a cashier's or certified check drawn for the purchase price and issued or certified by a federally insured financial institution. Counties publish their own payment terms, and many require payment in full at the close of the sale, so confirm the terms with the tax commissioner before bidding.
Surplus proceeds
Excess funds left after taxes, costs, and the expenses of the sale belong to the former owner and to recorded lienholders in order of priority. The officer who sold the property must mail notice of the excess funds by first-class mail within 30 days to the record owner at the time of the sale, to the holder of each security deed, and to every other party with a recorded equity interest or claim, and may file an interpleader action in superior court. Funds still unclaimed five years after the sale are paid over to the Georgia Department of Revenue, after which only a court order from an interpleader action releases them.
Governing statute
O.C.G.A. Title 48, Chapter 4

A tax deed does not convey marketable title. Most buyers file a quiet title action before they can resell or insure the property. See the due diligence guide.
