The page body is injected at runtime from the Government Window feed at https://www.governmentwindow.com/api/tax/tax_sale, which returned an empty array for Irwin County on 2026-07-26, so the page falls back to its scripted message, "No tax sales at this time." Georgia levy sales otherwise run on the first Tuesday of the month at the county courthouse under O.C.G.A. Title 48, Chapter 4. The Sheriff's Office website lists no sheriff sale, levy sale or civil process section. Plan on a live, in person sale on the courthouse steps in Ocilla rather than an online auction. The county does document the road to sale on its own pages: interest is "added to your tax bill on the 21st of each month at a rate of prime plus 3% divided by 12 months"; "A FIFA will be filed in the Clerk of Courts office 30 days from the date on the delinquent notice"; "A 5% penalty is added after 120 days and every 120 days, thereafter (max 20%)"; unpaid accounts are "turned over to GTS and admin/levy fees up to $215.00 plus will be added to your account. These fees will cover the cost of certified notices as well as a title search to prepare your property for tax sale"; and "The four weeks prior to the sale your property will be advertised in THE OCILLA STAR with additional advertising cost added." Because no list is posted online, that newspaper advertisement is the practical way to see the parcels before a sale. The FAQ adds that when taxes stay unpaid more than 30 days the account "are subject to a tax fifa (lien) being recorded in the Office of the Clerk of Superior Court," and that "If the property taxes remain unpaid, the Tax Commissioner has the right and responsibility to levy on the property for non-payment." A buyer takes a redeemable tax deed subject to the owner's 12 month right of redemption at the statutory premium, not fee title.   • County seat is Ocilla. The elected Tax Commissioner is Lindsey Todd, and the office sits at 225 E. 4th Street, Ocilla, GA 31774, the same address as the county's main administrative office.
  • Office hours conflict between official sources. The Tax Commissioner's own site lists "Monday - Friday 8:00 am - 5:00 pm Closed 12:00PM - 1:00PM for Lunch," while the county department listing gives "Monday -Thursday 8 am to 4:45 pm; Friday 8 am to 12 noon and 1 pm to 4:45 pm." Call before visiting.
  • Phone numbers differ by source. The Tax Commissioner's site and the county Contact Us page both give (229) 468-5505 for the Tax Commissioner; the county department directory shows the main county switchboard, 229-468-9441.
  • The Tax Commissioner's site links "County Website" to irwincountyga.com, but that domain no longer belongs to the county. It now redirects to dolan2289.net, an Indonesian language online gambling site. Georgia statewide rules

Redemption
The right to redeem runs for 12 months from the date of the sale and does not end there. It continues after the year until the tax deed purchaser forecloses it by serving and publishing the statutory barment notice, which cannot be started until 12 months have passed. The purchaser delivers the notice to the sheriff at least 45 days before the redemption deadline named in it, and publishes it once a week for four consecutive weeks in the six months immediately before that deadline. Redemption puts title back in the defendant in fi. fa. subject to the liens that existed at the sale, and the purchaser must execute and record a quitclaim deed. Title under a tax deed recorded on or after July 1, 1996 ripens by prescription four years after recording. Judicial in rem foreclosures under Article 5 run on a different clock: the owner has 60 days after the sale to redeem by paying the minimum bid price into the superior court.
Deed deposit
Georgia sets no statewide percentage deposit. A purchaser at a judicial sale may tender cash or a cashier's or certified check drawn for the purchase price and issued or certified by a federally insured financial institution. Counties publish their own payment terms, and many require payment in full at the close of the sale, so confirm the terms with the tax commissioner before bidding.
Surplus proceeds
Excess funds left after taxes, costs, and the expenses of the sale belong to the former owner and to recorded lienholders in order of priority. The officer who sold the property must mail notice of the excess funds by first-class mail within 30 days to the record owner at the time of the sale, to the holder of each security deed, and to every other party with a recorded equity interest or claim, and may file an interpleader action in superior court. Funds still unclaimed five years after the sale are paid over to the Georgia Department of Revenue, after which only a court order from an interpleader action releases them.
