The Tax Commissioner FAQ states: "Under Georgia law, tax sales must take place on the first Tuesday of the month between the hours of 10:00 a.m. and 4:00 p.m." The Tax Sales page adds: "We usually start the bidding between 10:00 and 10:30 a.m." Spalding County does not sell every month; it posts a sale only when parcels have been levied. The sale posted at the time of research was the August 2026 tax sale. Advertising runs beforehand: "The ads will run in the Griffin Daily News on Tuesdays beginning four weeks before the date of the tax sale."

Registration and deposit

Register in person on sale day. The Tax Sales page states: "We are no longer using the bidder registration form for our tax sales. We will now register bidders between 8:00 a.m. and 9:30 a.m. on the day of the tax sale. Each bidder will be assigned BIDDER number on that day. THE BIDDER MUST BE 18 YEARS OF AGE OR OLDER TO BID. Please provide a driver's license or other official ID card." A legacy Bidder Registration form is still linked from the page and asks for name, street and mailing address, county of residence, home, work and mobile numbers, email, and driver's license number plus issuing state, returned with a copy of photo ID; the page text supersedes it with same-day registration. Payment terms are not published online, so confirm accepted funds with the Delinquent Tax Clerk before bidding.

Spalding County runs an in-person redeemable tax deed sale. No online bidding platform is used, so there is no platform URL. The sale is held at the Tax Commissioner's office rather than the courthouse steps: "The sale will take place at our new office location of 411 E. Solomon Street, Griffin, Georgia." The Tax Commissioner levies and sells; the FAQ states that if taxes remain unpaid, "the Tax Commissioner has the right and responsibility to levy on the property for non-payment." Parcel files are posted only once advertising begins, and the same list runs in the legal section of the Griffin Daily News. The buyer receives a redeemable tax deed subject to the owner's statutory right of redemption under O.C.G.A. Title 48, Chapter 4, Article 3. Excess funds claims are handled by the same office, which states: "Excess Funds Requests from Tax Sales are now available and included here. No emails will be accepted. THE CLAIM MUST BE ORIGINAL DOCUMENTS." Note that the FAQ page carries a stale example sale date from a prior year, so treat the posted sale list and the newspaper advertisement as the current schedule. Georgia statewide rules

Redemption
The right to redeem runs for 12 months from the date of the sale and does not end there. It continues after the year until the tax deed purchaser forecloses it by serving and publishing the statutory barment notice, which cannot be started until 12 months have passed. The purchaser delivers the notice to the sheriff at least 45 days before the redemption deadline named in it, and publishes it once a week for four consecutive weeks in the six months immediately before that deadline. Redemption puts title back in the defendant in fi. fa. subject to the liens that existed at the sale, and the purchaser must execute and record a quitclaim deed. Title under a tax deed recorded on or after July 1, 1996 ripens by prescription four years after recording. Judicial in rem foreclosures under Article 5 run on a different clock: the owner has 60 days after the sale to redeem by paying the minimum bid price into the superior court.
Deed deposit
Georgia sets no statewide percentage deposit. A purchaser at a judicial sale may tender cash or a cashier's or certified check drawn for the purchase price and issued or certified by a federally insured financial institution. Counties publish their own payment terms, and many require payment in full at the close of the sale, so confirm the terms with the tax commissioner before bidding.
Surplus proceeds
Excess funds left after taxes, costs, and the expenses of the sale belong to the former owner and to recorded lienholders in order of priority. The officer who sold the property must mail notice of the excess funds by first-class mail within 30 days to the record owner at the time of the sale, to the holder of each security deed, and to every other party with a recorded equity interest or claim, and may file an interpleader action in superior court. Funds still unclaimed five years after the sale are paid over to the Georgia Department of Revenue, after which only a court order from an interpleader action releases them.
