- What sells in Caribou County is land the county already owns. The Treasurer collects the delinquent taxes and the county takes the tax deed; the board of county commissioners then resells the parcel at public auction under Idaho Code 31-808. There is no certificate to buy and no interest rate to bid down.
- The auction happens in person in the Commissioners' Hearing Room at the Caribou County Courthouse, 159 S. Main, Soda Springs. Caribou County uses no online auction platform, so a bidder or an agent has to be in the room.
- The county publishes no tax-deed property list online. Each sale is announced by its own Notice of Public Land Auction Sale, which prints the legal description, street address and minimum opening bid, posted on cariboucounty.us and published in a local newspaper twice ahead of the auction.
- Opening bids are set to recover taxes, interest and costs, not to move land cheaply. The May 12, 2025 auction of a 2.59 acre parcel on N 8th E near Grace opened at $56,766.25. Parcels sell as-is, where-is, with no guarantee as to condition, liens or other title issues, so price the title work before you bid.
- The commissioners meet the second and fourth Mondays of each month at 9:00 a.m., and auctions are slotted into those meetings, so the commissioners' agendas are the place to watch between announcements. The Clerk's office handles agenda questions at (208) 547-4324 ext. 4.

- The window belongs to the county's holding period, not to the auction. After the tax deed issues to the county, the record owner or a party in interest may redeem by paying the delinquency with late charges, accrued interest and costs including title search and professional fees, plus the taxes that accrued after the deed. That right runs only up to the moment the commissioners enter into a contract of sale or the property is transferred by county deed. Fourteen months after issuance it expires regardless. Since 31-808 requires the auction within those same fourteen months, a buyer at the county auction takes the property with the redemption already extinguished, and the tax deed is presumptive evidence of the regularity of everything before it.
A tax deed does not convey marketable title. Most buyers file a quiet title action before they can resell or insure the property. See the due diligence guide.
