How Lewis County sells delinquent taxes

No tax lien certificate sale

Idaho sells no tax lien certificate to investors. Under Idaho Code 63-1001 a delinquency has the force and effect of a sale to the county tax collector as grantee in trust for the county, so the county is the only party that ever holds the delinquency.

When it runs
Lewis County sets no fixed tax deed sale date. Its Tax Deed Property Sale page carries a single line, "No Tax Deed Sales scheduled at this time." The board of commissioners calls an auction only once enough tax-deeded parcels have accumulated, so sales here are occasional rather than annual. Idaho Code 31-808 requires the board to auction a parcel within fourteen months of the tax deed issuing to the county and to advertise the sale in a newspaper circulating in the county at least ten calendar days before bidding. Watch that page and the commissioners' weekly meeting agendas.
Registration and deposit

Lewis County publishes no bidder registration form and no pre-registration deadline. Terms come from the board's published auction notice, so read that notice and call the Treasurer at (208) 937-2341 ahead of the sale to confirm the minimum bid, accepted payment and closing requirements. The board awards winning bids at a commissioners meeting, so plan to bid in person at the courthouse in Nezperce.

Sale format and venue
Idaho sells no tax lien certificates. Lewis County itself takes a tax deed on parcels left delinquent three years, and what an investor buys is the county reselling that land at a public auction the board of commissioners conducts. The county publishes no tax-deed property list online; parcels are identified only in the legal notice of each sale, which Idaho Code 31-808 requires to run in a newspaper circulating in the county at least ten calendar days beforehand. Lewis County uses no online auction platform, so bidding happens in person and the board awards the winning bids at a commissioners meeting at the courthouse in Nezperce. The board sets a minimum bid covering delinquent taxes, late charges, interest and costs, sells to the highest bidder, and may reject any bid. The former owner's right to redeem ends when the board enters into a contract of sale, so a winning bidder takes the property with redemption already extinguished and no redemption period to wait out.

Lewis County tax sale list and auction calendar

For Lewis County tax sale 2026 searches, use the county-run sources below rather than a copied parcel list, and confirm the parcel, registration cutoff, deposit, and payment deadline against the county before you bid. If the parcels on this list are vacant land rather than houses, what buying land at a tax sale hands you is the place to start.

  1. Get the advertised list

Lewis County publishes no tax sale list online. The Lewis County Board of Commissioners advertises the parcels ahead of the sale rather than posting them, so the list reaches bidders through the county legal newspaper and the office itself. Call (208) 937-2341 to ask for the current advertisement.
  2. Register to bid

Lewis County publishes no bidder registration form and no pre-registration deadline. Full requirements are in the sale card above.
  3. Sale day

Lewis County sets no fixed tax deed sale date. The sale is live and in person; there is no online bidding platform. Confirm the venue and hour with the county office before you go.
  4. Confirm with the office

If the list, platform, and notice disagree, use Lewis County Board of Commissioners as the source to confirm which parcels are actually offered.

Before you bid in Lewis County

  1. Start with the live sale list

There is no online list to price against. Lewis County advertises the parcels before the sale rather than posting them, so get the advertisement from the office on (208) 937-2341 and price from the parcel numbers it carries.
  2. Confirm registration and deposit

  3. Check the state rules that change the bid

Read the Idaho due-diligence checklist before bidding. Redemption, liens that survive a tax deed, title cleanup, and payment deadlines can change what a parcel is worth. Which liens survive is state law, so read what survives a tax deed in Idaho before you price the title work.
  4. Set a walk-away number

Work out what the parcel is actually worth with the rural land value estimator, then turn it into a ceiling with the tax deed max-bid calculator.

County notes

  • The county keeps one page for this, the Treasurer's Tax Deed Property Sale page, and it is where a sale is announced. Its whole content today is the sentence "No Tax Deed Sales scheduled at this time.", so that page changing is the signal a bidder is waiting for.
  • The board's most recent recorded tax deed auction awarded four parcels at its May 15, 2023 meeting, at prices from $4,000 to $71,000. That is the pace to expect in a county this small: a sale is called when enough tax-deeded parcels accumulate, not on a yearly calendar.
  • The Treasurer and Tax Collector is Sandi Herker Berry, in Room 4 of the Lewis County Courthouse at 510 Oak Street, Nezperce. The office runs 9:00 a.m. to 5:00 p.m. Monday through Friday and closes for lunch from noon to 1:00 p.m. Call (208) 937-2341 to ask which parcels have entered the pending issue, or tax deed, process.
  • The Board of County Commissioners is the body that sets and holds the sale, and it meets at the courthouse in Nezperce. Its agendas and minutes are posted on the county site, and an agenda item is the earliest public sign that a sale is being set. The Auditor's office takes meeting questions at (208) 937-2661.
  • Property tax notices go out in November and are due in full by December 20, or in halves due December 20 and June 20. A missed first half draws a 2 percent late charge and then 1 percent per month interest from January 1. Three years of delinquency is what moves a parcel toward a county tax deed and, eventually, the auction pool.
  • Lewis County is a small farming county in north central Idaho, with the county seat and courthouse in Nezperce. Neither the Treasurer's pages nor the commissioners' pages carry a standing sale calendar, so the Tax Deed Property Sale page plus a phone call to the Treasurer is the reliable way to catch a sale.

Idaho rules

Redemption
The window belongs to the county's holding period, not to the auction. After the tax deed issues to the county, the record owner or a party in interest may redeem by paying the delinquency with late charges, accrued interest and costs including title search and professional fees, plus the taxes that accrued after the deed. That right runs only up to the moment the commissioners enter into a contract of sale or the property is transferred by county deed. Fourteen months after issuance it expires regardless. Since 31-808 requires the auction within those same fourteen months, a buyer at the county auction takes the property with the redemption already extinguished, and the tax deed is presumptive evidence of the regularity of everything before it.
Deed deposit
No statutory deposit. The commissioners set a minimum bid covering all property taxes owing, interest and costs, and the parcel goes to the highest bidder over it. Payment terms are set by each county's own terms of sale, so confirm them before you bid.
Governing statute
Idaho Code title 63, chapter 10

A tax deed does not convey marketable title. Most buyers file a quiet title action before they can resell or insure the property. See the due diligence guide.
