Idaho fixes no statewide tax deed sale date, and the Twin Falls County Board of Commissioners sets each auction itself. The county's notice states: "The Board of Twin Falls County Commissioners will sell the following tax deed property at auction, at 9:00 a.m. (MDT), Thursday, October 1, 2026, at the Twin Falls County Courthouse, 425 Shoshone St. North (front steps of Courthouse on Shoshone Street side), Twin Falls, Idaho." The terms of sale repeat the same date and time. Written sealed bids must reach the Commissioners' office by 5:00 p.m. Wednesday, September 30, 2026 and are opened at the start of the auction. The county's older sale documents carry mid and late September dates, so plan on a late September or early October auction and watch the county home page for each new notice.

Bid in person at 9:00 a.m. on the front steps of the Twin Falls County Courthouse, 425 Shoshone St. North, or submit a written sealed bid to the Twin Falls County Commissioners at 630 Addison Ave West, Suite 2300, Twin Falls, or by mail to P.O. Box 126, Twin Falls, ID 83303, to arrive by 5:00 p.m. the day before the sale. Sealed bids are opened when the auction begins. Each parcel opens at a minimum bid printed in the notice. Idaho sells no tax lien certificates. Twin Falls County takes tax deed to a parcel after a three-year delinquency, and what an investor buys is the county reselling that land at public auction under Idaho Code 31-808, so a winning bidder takes the property with the former owner's right of redemption already extinguished and no redemption period to wait out. Twin Falls County does publish its tax-deed property list online. The Notice of Tax Deed Sale linked from the county home page names every parcel offered, with parcel number, legal description, physical address or driving directions, previous owner and a minimum bid. The October 1, 2026 notice offers four parcels in Hollister, Hansen, Buhl and Twin Falls at minimum bids of $891.00, $2,470.00, $12,932.00 and $16,513.00. Bidding happens in person on the front steps of the Twin Falls County Courthouse at 425 Shoshone St. North, and the county uses no online auction platform. A bidder who cannot attend may submit a written sealed bid to the Commissioners' office instead. A bid is an irrevocable offer to purchase and an accepted bid is a binding contract, and the Board reserves the right to reject any and all bids.   • The Treasurer handles the delinquency and the tax deed itself, and the Board of Commissioners runs the resale auction. The tax deed hearing falls in May of the year after a tax becomes three years delinquent, and owner names, addresses, property descriptions and amounts due run in the Times News one day a week for four weeks during March and April.

Idaho rules

Redemption
The window belongs to the county's holding period, not to the auction. After the tax deed issues to the county, the record owner or a party in interest may redeem by paying the delinquency with late charges, accrued interest and costs including title search and professional fees, plus the taxes that accrued after the deed. That right runs only up to the moment the commissioners enter into a contract of sale or the property is transferred by county deed. Fourteen months after issuance it expires regardless. Since 31-808 requires the auction within those same fourteen months, a buyer at the county auction takes the property with the redemption already extinguished, and the tax deed is presumptive evidence of the regularity of everything before it.
Deed deposit
No statutory deposit. The commissioners set a minimum bid covering all property taxes owing, interest and costs, and the parcel goes to the highest bidder over it. Payment terms are set by each county's own terms of sale, so confirm them before you bid.
