How Noble County sells delinquent taxes
Tax certificate sale (lien)
- Run by
- Noble County Treasurer. The Noble County Auditor joins the Treasurer in applying to the Noble County Circuit Court for the judgment and order of sale, and the Auditor issues the tax deed after redemption fails. SRI Services, Inc. services the sale for the county, handling bidder registration and the property list.
- Frequency
- annual
- Typical timing
- Once a year in early October. The Treasurer's page states: "The 2026 Tax Sale will be held on October 5, 2026 at 10:00 a.m in the Noble County Annex Multipurpose Room located at 109 N York St, Albion, IN 46701." The prior year matched that pattern, with the county notice headed "Beginning 10:00 AM Local Time, October 08, 2025, Noble County Annex Multi-Purpose Room, 109 N York St, Albion, IN." SRI, which services the sale, states that "Indiana tax sales are typically held in late August through October" and that sale dates are normally finalized and posted by the end of June.
Registration and deposit
Register through SRI before the sale. The county notice reads: "If you are interested in bidding on the tax sale for an Indiana county, you may register online at https://sriservices.com/. This registration is good for all counties that SRI services. You need to register only once for all counties." Print the registration form and a W-9 from the registration site and bring both completed on the morning of the sale. The notice asks bidders to arrive at least 30 minutes before the start time to receive a bid number. A business entity bidding at the Noble County Tax Sale must provide the Noble County Treasurer a Certificate of Existence or Foreign Registration Statement from the Indiana Secretary of State.
Noble County runs its annual tax sale as a live, in person auction, so plan to attend in Albion. The county notice reserves a fallback: "At the discretion of local officials, the tax sale may switch to an online format," in which case the auction runs electronically at zeusauction.com starting at the same date and time, with location updates posted at sriservices.com beforehand. No online platform is confirmed for this county, so confirm the format with the Treasurer before you travel. Bidding runs up from a statutory floor. The notice states that "Minimum bid amounts are prescribed by law and are subject to change prior to the auction date," and the floor covers delinquent taxes and special assessments, the current year's taxes and assessments whether delinquent or not, all penalties, an auditor-set amount including fifty dollars for postage and publication plus other costs attributable to the sale, and unpaid costs from a prior tax sale. Nothing sells if the total amount for judgment is paid in full before the sale. Redemption on a certificate bought at the October 08, 2025 sale was set to expire October 08, 2026, one year out; for certificates struck off to the county the notice gave a shorter window expiring February 05, 2026, roughly 120 days after the sale. Redeeming costs 110 percent of the minimum bid if paid within six months of the sale and 115 percent if paid after six months, plus 5 percent per year on any taxes and special assessments the certificate holder pays after the sale, and the buyer's attorney fees and title search costs where the notice allows them. Starting June 1 each year the Treasurer requires certified funds, meaning cash, money order, or cashier's check, on any parcel eligible for tax sale. One diligence warning from the notice itself: property descriptions may be omitted for parcels that appeared on the certified list in consecutive years, and the county does not warrant street addresses, so the published list is no substitute for your own title and parcel work. In person at the Noble County Annex Multi-Purpose Room in Albion. Zeus Auction applies only if the county switches to an electronic sale.
From lien to deed
Indiana holds no general public tax deed auction. Once the redemption period runs out, the certificate holder files a verified petition in the same court that entered the judgment of sale, and the court directs the county auditor to issue the deed. That petition must be filed no later than three months after the redemption period expires, or the purchaser's lien terminates. One narrow exception exists: real property a county, city, or town executive has certified as vacant or abandoned is auctioned separately, and there the county auditor deeds fee simple title straight to the highest bidder with no right of redemption.
Over-the-counter (leftover) purchases
Parcels that draw no bid at the treasurer's tax sale pass to the county executive, which acquires a lien for the minimum sale price and receives a tax sale certificate. The county executive may then adopt a resolution and offer those certificates at a separate advertised public sale, often called the commissioners' certificate sale, priced below the minimum bid that failed at the tax sale. Notice runs once a week for three consecutive weeks with the final advertisement at least 30 days before the sale. This is a scheduled sale rather than a walk-in list, and redemption on a certificate bought this way is 120 days. Check the county auditor page for the next commissioners' certificate sale date.

Notes for Noble County
- The Treasurer's office and the Auditor's office both sit at 109 North York Street in Albion, and the sale is held in the Noble County Annex Multi-Purpose Room at that same address. Treasurer's office hours are 8:00 am to 4:00 pm Monday through Friday.
- The Noble County Auditor is Michelle L. "Shelley" Mawhorter, reachable at (260) 636-2658. The Auditor's office is the one that issues the tax deed once the redemption period runs out.
- Expect the judgment step about three weeks before the sale. For the October 08, 2025 sale the notice shows the Auditor and Treasurer applying for the court judgment and order of sale on or after September 19, 2025, with any defense filed in Noble County Circuit Court and served on both offices before that date.
- SRI Services hosts bidder registration and posts the county property list roughly a month before the auction. The Treasurer's page links to it as the SRI Tax Sale System. SRI's property listing subdomain did not resolve when checked, so start from the county notice or the Treasurer's page link.
- Third-party tax sale data resellers republish Noble County listings. The county notice and the Treasurer's office remain the authoritative source for the sale date, the format, and the parcel list.
Indiana statewide rules
- Redemption
- The standard period is one year after the date of the treasurer's tax sale. Several tracks run 120 days instead: a certificate bought at the county executive's certificate sale, a lien the county executive holds that was never sold on, a sale to a purchasing agency qualified under IC 36-7-17 or IC 36-7-17.1, a certificate the county executive assigns to another political subdivision, and a parcel that was not offered at the tax sale at all. Property on the county auditor's vacant and abandoned list carries no right of redemption after its sale. A county treasurer may also extend redemption by agreement with the owner, in which case the extended period ends one year after the date of that agreement.
- Surplus proceeds
- The treasurer applies the payment first to the taxes, assessments, penalties, and costs in the minimum bid, then to other delinquent property taxes, then deposits the remainder in a tax sale surplus fund. The owner of record at the time the parcel was certified for sale, or the purchaser on a redemption, may file a verified claim against that fund. Unclaimed surplus transfers to the county general fund three years after it was received.
A tax deed does not convey marketable title. Most buyers file a quiet title action before they can resell or insure the property. See the due diligence guide.
