Tax sale due-diligence checklist (Iowa)

Work every parcel through this before you bid in Iowa. It is the same sequence a careful buyer runs each time: confirm the title, value the land, run the numbers, and be ready on sale day.

Title and liens

Confirm what you would actually be buying, and what would come with it.

The parcel on the ground

Value the dirt before the auction, especially on cheap rural lots.

  • Find the parcel on the county GIS and map its boundaries, size, and zoning against the listing.
  • Confirm legal access. A landlocked parcel with no recorded easement is hard to use and harder to resell.
  • Check flood zones and wetlands and whether the lot is buildable (perc test, utilities, setbacks).
  • Look up who holds the mineral rights if that matters to your plan for the land.

The numbers

Make the math decide your bid, not the auction adrenaline.

  • Price in the redemption timeline: A parcel may be redeemed at any time before the right of redemption expires. After one year and nine months from the date of sale, the certificate holder may serve a notice of expiration of the right of redemption on the person in possession, the person in whose name the parcel is taxed, and every mortgagee, contract vendor, recorded lessor, and other party of record. The right of redemption then ends 90 days after that service is complete, which means the affidavit of service has been filed with the county treasurer. Three shortened tracks exist: nine months from a public bidder sale under section 446.18, and three months from an abandoned-property or public nuisance sale under section 446.19A or 446.19B. After the treasurer delivers the deed, redemption is possible only through an equitable action in district court, and only by a person who could have redeemed during the 90-day window.

  • Decide your walk-away number before the sale opens, and hold to it.

Sale-day logistics

Handle the paperwork and the money so a win does not slip away.

  • Register on the county's auction platform ahead of the deadline and confirm which sale (certificate or deed) you are entering.
  • Verify the exact date, time, and format on your county page. These are set county by county and can change.
