- Frequency

- Typical timing
- First Tuesday of the month, 10:00 a.m., when the county has judgments ready. The June 2026 notice reads: "on the first Tuesday in June 2026, the same being the 2nd day of said month, at the front steps of the Courthouse of said County, located at 700 Main Street in the City of Kerrville, Texas, between the hours of 10 o'clock a.m. and 4 o'clock p.m. on said day, beginning at 10:00 AM." The Perdue Brandon notice for the same sale states "Date and Time of Sale: The first Tuesday of the month, JUNE 2, 2026, at 10:00 AM" and locates it at "the East Courthouse door of said County." Sales are not held every month. The county's notice archive shows postings for sales on June 2, 2026, January 6, 2026, September 2, 2025, May 6, 2025, February 4, 2025, and January 7, 2025, all first Tuesdays.
Registration and deposit
Bidding is live and in person at the courthouse door. Kerr County publishes no online bidder portal and no online auction registration. Property is struck off "for cash to the highest bidder." Perdue Brandon, which conducts part of the Kerr County docket, states that a bidder must obtain "a written statement from the county tax assessor-collector of no delinquent taxes due" before the officer can deliver the deed, that a commissioners court may require bidders to "be registered as a bidder with the county tax assessor-collector before the sale begins," and that most counties accept cash or cashier's checks. Confirm the current bidder statement and payment requirements with the Kerr County Tax Assessor-Collector property tax line at 830-792-2243 before the sale.
Kerr County runs an in-person redeemable tax deed sale on the courthouse steps at 700 Main Street, Kerrville. There is no online auction platform, no GovEase, RealAuction, or Bid4Assets listing, and no bidder-facing web portal. The county has no standing tax sale web page. It posts each Notice of Tax Foreclosure Sale as a PDF on the Public Notices page, and older notices stay in the archive at legacy.co.kerr.tx.us/notices/docs/. Notices list suit number, style of case, property description, judgment date, tax ID, minimum bid, and estimated post-judgment tax. Minimum bid is "the lesser of the amount awarded in the judgment plus interest and costs or the adjudged value," except that a person with an interest in the property or a party to the suit must pay the aggregate judgments plus all costs of suit and sale. "ALL SALES SUBJECT TO CANCELLATION WITHOUT PRIOR NOTICE." Property is sold subject to the defendant's statutory right of redemption. Case questions go to Linebarger Goggan Blair & Sampson, LLP at (512) 634-3717 or Perdue Brandon Fielder Collins & Mott, LLP at (512) 302-0190. Verify the sale location before attending: the Kerrville courthouse was flood-damaged in July 2026 and county offices, including the tax office, moved to the West Kerr County Courthouse Annex in Ingram as of July 22, 2026.
Over-the-counter (leftover) purchases
Texas has no over-the-counter certificate list. Parcels that draw no sufficient bid are struck off to the taxing unit that requested the order of sale, and that unit may resell them at any time by public or private sale. A public resale requested through the sheriff or constable may be sold for any amount. A private sale generally may not go below the lesser of the market value stated in the judgment or the total judgments against the property, unless every taxing unit entitled to proceeds consents. Ask the county or its delinquent-tax law firm for the current struck-off inventory.

- Sale officer: Kerr County Sheriff's Office, Sheriff Larry L. Leitha, Jr., 400 Clearwater Paseo Dr, Kerrville, TX 78028, phone 830-896-1216. The Sheriff's website carries no tax sale page, so notices live on the county Public Notices page instead. [kerr-sheriff]
- Two law firms split the Kerr County delinquent tax docket. Linebarger Goggan Blair & Sampson, LLP handles county and city suits; Perdue, Brandon, Fielder, Collins & Mott, LLP handles Kerrville ISD suits. Both filed separate June 2, 2026 sale notices for the same sale date. Kerr County does not appear on the Linebarger taxsales.lgbs.com county list or on the Perdue Brandon upcoming-sales page, so those firm portals are not reliable places to watch for a Kerr sale. - The Kerr County Clerk posts trustee and foreclosure sale notices for the first Tuesday of each month at the front entrance of the Kerr County Courthouse, 700 Main Street, Kerrville. Those postings cover deed-of-trust foreclosures, which are separate from the tax foreclosure sale. County Clerk Nadene Alford, 830-792-2255. [kerr-clerk]
- No struck-off or resale (Texas Tax Code 34.05) inventory list was found on any Kerr County site. Ask the Tax Assessor-Collector directly about trust property held by the taxing units. [kerr-tac]
- The tax office address is temporary. The July 2026 flood forced county offices out of the Kerrville courthouse, and the tax office reopened at the West Kerr County Courthouse Annex, 510 College Street, Ingram, on July 22, 2026. Sale-day location for future sales should be re-verified against the next posted notice. [kerr-tac]
Texas statewide rules
- Redemption
- The redemption clock runs from the date the purchaser's deed is filed for record, not from the sale date. Property that was the owner's residence homestead or was land designated for agricultural use when the suit or the warrant application was filed, and any mineral interest, may be redeemed on or before the second anniversary of that filing. Every other property may be redeemed only through the 180th day after the deed is filed. When a parcel is struck off to a taxing unit instead, the period runs from the date the taxing unit's deed is filed for record. The former owner has no right to use, possess, or collect rent from the property while the redemption right runs, and the right of redemption cannot be sold or transferred: any instrument purporting to transfer it is void.
- Deed deposit
- The Tax Code sets no statewide deposit and no buyer premium. Section 34.01 directs the officer to conduct the sale the way similar property is sold under execution, so payment terms are set locally by the officer who runs the sale. Most Texas counties collect the full bid in cash or by cashier's check on the day of the sale. Confirm the terms with the county before you bid.
- Homestead deeds
- Texas sets no separate opening bid for a homestead. What changes on a homestead parcel is the exit: a residence homestead, land designated for agricultural use when the suit or warrant application was filed, and a mineral interest all carry a two-year redemption right instead of 180 days, and the premium the owner pays can reach 50 percent in the second year. Price a homestead parcel for that longer clock.
- Surplus proceeds
- The officer pays any excess proceeds to the clerk of the court that issued the order of sale. The clerk holds the excess for two years after the sale and notifies the former owner when the amount exceeds $25. A claim must be filed before the second anniversary of the sale. The court pays established claims in statutory priority: a purchaser at a sale later adjudged void, taxing units for post-judgment or omitted taxes, other lienholders, taxing units for unsatisfied judgment amounts, and then the former owner. Anything unclaimed is distributed to the taxing units.
A tax deed does not convey marketable title. Most buyers file a quiet title action before they can resell or insure the property. See the due diligence guide.
