Registration and deposit

Bidding is in person at the courthouse, so there is no online bidder account. The sale list states: "We will only accept bidder registration on behalf of another party (whether an individual or a company) with a signed and notarized Power of Attorney or other document that provides the authorization to bid on and purchase property on behalf of said party." Texas Tax Code 34.015 also requires a bidder to obtain a written statement from the county tax assessor-collector showing no delinquent taxes are owed; request that statement from the Uvalde County Tax Assessor-Collector at (830) 278-3225. Payment terms from the list: "Acceptable payment methods include money order or cashier's check made payable to UVALDE COUNTY DISTRICT CLERK. Personal or company checks will only be accepted with a Letter of Guaranty from the bank. ALL PAYMENTS MUST BE EXACT. No overages will be accepted, and no change will be made. CASH WILL NOT BE ACCEPTED." Funds must reach the Uvalde County District Clerk by 4:30 p.m. the day of the sale or the property may be reoffered. Property questions go to the Perdue Brandon Fielder Collins & Mott, LLP San Antonio office at 210-998-3230 ext. 2 or [email protected].

Uvalde County runs a traditional in-person Texas redeemable tax deed sale on the courthouse steps. There is no online auction platform. The Uvalde County Appraisal District publishes each sale list as a dated PDF on its Tax Sale page; that page also carries Zavala County lists, so pick the file labeled Uvalde. Each list gives the cause number, district court, judgment date, style of case, legal description, adjudged value, estimated minimum bid and CAD account number. Sales carry no warranty: "All sales are without warranty of any kind, and is an 'AS IS,' 'WHERE IS,' and 'BUYER BEWARE' sale. Purchasers receive a Sheriff's/Constable's deed (or Bill of Sale for a property sold under a Tax Warrant) that is without warranty." Post-judgment taxes, current year 2026 taxes, municipal liens and water district assessments may be due on top of the winning bid. Properties sell subject to the former owner's right of redemption: "The six-month or two-year deadline will apply as provided by Sec. 34.21, Texas Tax Code." Perdue Brandon Fielder Collins & Mott, LLP (613 NW Loop 410 Suite 550, San Antonio, TX 78216, (210) 998-3230) is the county's delinquent tax firm and represents the taxing units, not bidders. Confirm the next sale date and any cancellation with the appraisal district or the firm before traveling; at least one prior Uvalde sale was cancelled. In person at the Uvalde County Court House, Uvalde, Texas. No online auction platform is used.

Over-the-counter (leftover) purchases

Texas has no over-the-counter certificate list. Parcels that draw no sufficient bid are struck off to the taxing unit that requested the order of sale, and that unit may resell them at any time by public or private sale. A public resale requested through the sheriff or constable may be sold for any amount. A private sale generally may not go below the lesser of the market value stated in the judgment or the total judgments against the property, unless every taxing unit entitled to proceeds consents. Ask the county or its delinquent-tax law firm for the current struck-off inventory.

  • The sale is an in-person outcry sale at the Uvalde County Court House, 100 N. Getty, Uvalde, Texas, starting at 10:00 a.m. on a first Tuesday. Bidders attend in person or send an agent holding a notarized power of attorney.
  • The authoritative sale list lives on the Uvalde County Appraisal District site (https://uvaldecad.org/tax-sale/), not on the county government site. The county's Legal Notices page carries commissioners court and election notices only, with no tax sale postings.
  • Uvalde does not hold a sale every month. Posted Uvalde lists over the past three years cluster in February, May, June, August and October, always on the first Tuesday.
  • Winning bids are paid to the Uvalde County District Clerk by money order or cashier's check in the exact amount. Cash is refused and personal or company checks need a bank letter of guaranty. Payment is due immediately after the sale and no later than 4:30 p.m. that day.
  • The estimated minimum on each list is the opening bid only. Post-judgment tax years, 2026 current-year taxes, municipal liens and water district assessments can sit outside the bid and fall on the buyer.
  • Perdue Brandon Fielder Collins & Mott, LLP (San Antonio office, 210-998-3230 ext. 2, [email protected]) answers property questions but represents the taxing units and will not advise bidders on redemption.

Texas statewide rules

Redemption
The redemption clock runs from the date the purchaser's deed is filed for record, not from the sale date. Property that was the owner's residence homestead or was land designated for agricultural use when the suit or the warrant application was filed, and any mineral interest, may be redeemed on or before the second anniversary of that filing. Every other property may be redeemed only through the 180th day after the deed is filed. When a parcel is struck off to a taxing unit instead, the period runs from the date the taxing unit's deed is filed for record. The former owner has no right to use, possess, or collect rent from the property while the redemption right runs, and the right of redemption cannot be sold or transferred: any instrument purporting to transfer it is void.
Deed deposit
The Tax Code sets no statewide deposit and no buyer premium. Section 34.01 directs the officer to conduct the sale the way similar property is sold under execution, so payment terms are set locally by the officer who runs the sale. Most Texas counties collect the full bid in cash or by cashier's check on the day of the sale. Confirm the terms with the county before you bid.
Homestead deeds
Texas sets no separate opening bid for a homestead. What changes on a homestead parcel is the exit: a residence homestead, land designated for agricultural use when the suit or warrant application was filed, and a mineral interest all carry a two-year redemption right instead of 180 days, and the premium the owner pays can reach 50 percent in the second year. Price a homestead parcel for that longer clock.
Surplus proceeds
The officer pays any excess proceeds to the clerk of the court that issued the order of sale. The clerk holds the excess for two years after the sale and notifies the former owner when the amount exceeds $25. A claim must be filed before the second anniversary of the sale. The court pays established claims in statutory priority: a purchaser at a sale later adjudged void, taxing units for post-judgment or omitted taxes, other lienholders, taxing units for unsatisfied judgment amounts, and then the former owner. Anything unclaimed is distributed to the taxing units.
Governing statute
Tex. Tax Code Chapter 34

A tax deed does not convey marketable title. Most buyers file a quiet title action before they can resell or insure the property. See the due diligence guide.
