- Annual internet tax-defaulted property sale, most recently set for two days in September. The county page states: "Fresno County tax defaulted property tax sale is scheduled for September 10 - 11, 2026. It will be held on the Internet. The tax-defaulted properties will be available on Realauction.com during the week of August 10, 2026." Live bidding "begins at 8:00 a.m. Pacific Time (11:00 a.m. Eastern Time) on Thursday, September 10, 2026" and continues Friday, September 11, 2026 for parcels not yet offered plus reduced-minimum-bid re-offers. The prior sale ran June 13, 2025, so the month shifts year to year and a Board of Supervisors resolution sets each year's dates.
Registration and deposit
Register on the county's RealAuction site before the sale. One account per bidder, plus a Bidder Vesting Information Form and the Bidder Acknowledgements document. The auction FAQ states: "Bidders are required to make a single deposit of $5,000.00 to participate in the Fresno County auctions." Deposits are accepted online only by ACH debit or wire transfer; cash and international funds are not accepted. Funds go into an escrow account and must then be allocated to Fresno County and fully credited before the auction starts (ACH takes 5 business banking days, wires up to 48 hours). Winning bidders wire the balance of the purchase price to RealAuction within three business days of the close of the auction, or forfeit the deposit and face a 5-year ban from future Fresno County tax sales. California is a deed state and Fresno sells the deed, not a lien. The county states it "conducts the Tax Defaulted Tax Sale via public auction on the internet in accordance with Division 1, Part 6, Chapter 7 (beginning with section 3691) of the California Revenue and Taxation Code." The sale is fully online and no in-person attendance is required. Bidding is live and sequential: only one parcel at a time is offered, in tax sale item-number order, and each parcel closes after one minute with no further bids, with any bid inside the final 30 seconds extending that parcel by a full minute. Proxy bids can be placed before the sale opens. The right of redemption "terminates at the close of business (5:00 p.m. Pacific Time) on the last business day prior to the commencement date of the tax sale," which the county identifies as Wednesday, September 09, 2026. Properties sell as is with no county warranty as to title, location or condition, and R&TC section 3692.3 shields the county from liability for property conditions. The list of properties approved for sale sits in Board of Supervisors File #26-0600 (Resolution No. 26-245, adopted June 16, 2026); the itemized bidding list posts on RealAuction during the week of August 10, 2026. Note that the RealAuction FAQ page still carried the prior sale's deposit and registration cutoff dates (June 2025) when checked, so confirm the exact 2026 deposit and registration deadlines on the auction site before funding.

California statewide rules
- Redemption
- Tax-defaulted property may be redeemed until the right of redemption is terminated (section 4101). That right terminates at the close of business on the last business day prior to the commencement date of the tax sale, and the start of the auction counts as the sale date no matter when bidding closes. A redemption payment sent by mail must be received in the tax collector's office before that deadline. California has no post-sale redemption period: once the auction opens, a record owner who has not redeemed loses all legal and equitable interest in the property. Two situations revive the right of redemption. The right revives if the property is not sold, and it revives on the next business day if the tax collector approved a credit sale and the buyer did not pay in full by the deadline the tax collector set.
- Deed deposit
- The tax collector may require a deposit and must give public notice before the sale of its amount, payment method, and due date, and of whether it is a condition of bidding or applies toward the purchase price. On a sale the tax collector approves as a deferred-payment transaction, the deposit may be $5,000 or 10 percent of the minimum bid price, whichever is greater. Counties set the specific figure, so confirm it on the county page or auction platform.
- Surplus proceeds
- Sale proceeds first cover statutory distributions, then taxes, assessments, and county costs. Anything left is excess proceeds held in the delinquent tax sale trust fund. A party of interest may file a claim at any time before one year after the tax collector's deed to the purchaser is recorded. Distribution runs first to lienholders of record before the tax deed was recorded, in order of their priority, then to persons with title of record. Excess proceeds not claimed within that year may be transferred to the county general fund.
