The same notice set a re-offer "beginning on Wednesday, May 27, 2026 at 8:00 a.m. to Thursday, May 28, 2026," but the county's Public Auction page currently states "Date of Auction: not yet set (No May 2026 re-offer tax sale)" with "Time: not yet set" and "Location: not yet set." Recent sales also ran May 21-22, 2025, March 5-6, 2025, July 17-18, 2024, and May 8-9, 2024.

Registration and deposit

Online only. "Only bids submitted via the internet will be accepted. Pre-registration is required. Register online at bid4assets.com by Wednesday, March 4, 2026 at 1:00 p.m." At registration bidders post a refundable $5,000 deposit electronically plus a $35 non-refundable processing fee, roughly one week before the sale. The county page adds that the deposit "by certified check or wire must be received by Bid4Assets no later than 1:00 p.m. Pacific one week prior," and that bidders must be at least 18. The deposit is applied to the winner's purchase price and returned to unsuccessful bidders by Bid4Assets. For the 2026 sale, deed vesting information was due Monday, March 16, 2026 and full payment by Thursday, March 19, 2026, payable only by certified check, money order, or wire transfer. Late payment forfeits the deposit to the county. Transfer taxes and an administrative fee are added to the purchase price.

California deed sale. The Treasurer-Tax Collector sells the property itself, not a lien, after the Board of Supervisors authorizes the sale by resolution (October 21, 2025 for the 2026 auction). Properties are sold as is to the highest bidder at or above a published minimum bid, and the county states "Due diligence research is incumbent on the bidder." The right of redemption "will cease on Tuesday, March 10, 2026, at 5:00 p.m. at the close of business," that is, the last business day before the sale; if a parcel does not sell, the right to redeem revives until the day before the next scheduled sale. Excess proceeds claims are available to parties of interest under Revenue and Taxation Code section 4675, with notice under section 3692(e), and the county posts prior sale results and excess proceeds lists as PDFs on its Public Auction page. The auction notice directs bidders to "the conditions of sale posted at bid4assets.com and sjcttc.org." No county-specific Bid4Assets storefront URL was published on the county pages fetched, and candidate storefront paths returned "Storefront not found or is currently inactive," so only the verified Bid4Assets root is given.

  • The sitting official is Phonxay Keokham, CPA, San Joaquin County Treasurer-Tax Collector, named in the 2026 auction notice as the officer authorized by the Board of Supervisors to conduct the sale.
  • Office hours are 8:30 a.m. to 4:30 p.m. weekdays, extended to 5:00 p.m. on delinquent dates. Auction email is [email protected].

California statewide rules

Redemption
Tax-defaulted property may be redeemed until the right of redemption is terminated (section 4101). That right terminates at the close of business on the last business day prior to the commencement date of the tax sale, and the start of the auction counts as the sale date no matter when bidding closes. A redemption payment sent by mail must be received in the tax collector's office before that deadline. California has no post-sale redemption period: once the auction opens, a record owner who has not redeemed loses all legal and equitable interest in the property. Two situations revive the right of redemption. The right revives if the property is not sold, and it revives on the next business day if the tax collector approved a credit sale and the buyer did not pay in full by the deadline the tax collector set.
Deed deposit
The tax collector may require a deposit and must give public notice before the sale of its amount, payment method, and due date, and of whether it is a condition of bidding or applies toward the purchase price. On a sale the tax collector approves as a deferred-payment transaction, the deposit may be $5,000 or 10 percent of the minimum bid price, whichever is greater. Counties set the specific figure, so confirm it on the county page or auction platform.
Surplus proceeds
Sale proceeds first cover statutory distributions, then taxes, assessments, and county costs. Anything left is excess proceeds held in the delinquent tax sale trust fund. A party of interest may file a claim at any time before one year after the tax collector's deed to the purchaser is recorded. Distribution runs first to lienholders of record before the tax deed was recorded, in order of their priority, then to persons with title of record. Excess proceeds not claimed within that year may be transferred to the county general fund.
