How Butte County sells delinquent taxes

No tax lien certificate sale

Idaho sells no tax lien certificate to investors. Under Idaho Code 63-1001 a delinquency has the force and effect of a sale to the county tax collector as grantee in trust for the county, so the county is the only party that ever holds the delinquency.

When it runs
No tax deed auction is currently scheduled. Butte County holds a sale only when it has tax-deeded parcels to resell, and the board sets each date, so the county can go more than a year between auctions. The last two sales both fell on a Monday in late September at 10:00 a.m. The county legal notice set the 2023 auction "in the Butte County Commissioner's Room in the Butte County Administration Building located at 205 W. Grand Ave.; Arco, Idaho on September 25, 2023 at 10:00 a.m." The commissioners' August 26, 2024 minutes record that "The first sale is on September 23, 2024, at 10:00 a.m." The treasurer's October 14, 2025 update to the board states "There are no tax deed sales at this time." Watch the commissioners' agendas, where a sale is listed as a timed action item.
Registration and deposit

There is no pre-registration, deposit schedule or bidder packet published. Bidding is open and oral at the meeting, and the parcel goes to the highest bidder above a minimum bid the board sets to cover delinquent taxes, interest and costs. The county notice states that "The actual minimum bid will be provided at the auction" and that "The County may reject any or all bids." Confirm payment terms and what you must bring before you bid by calling the Clerk's Office at (208) 527-3021.

Sale format and venue
Butte County runs no online auction and uses no bidding platform. The commissioners conduct the sale live and in person in the commissioners' room at the Butte County Administration Building, 205 W. Grand Ave. in Arco, and both recent sales opened at 10:00 a.m. The county publishes no standing tax-deed property list online. Each auction is announced in a single notice posted to the county Public Notices page under the Treasurer Notices heading and advertised in the Arco Advertiser, where Butte County runs its legal notices. Parcel detail, including the full legal description, comes from the Treasurer's office at (208) 527-3047; the notice directs auction questions to the Clerk's Office at (208) 527-3021. Idaho ends the former owner's right to redeem once the commissioners enter a contract of sale, so a winning bidder takes the parcel with redemption already closed. Volume is very small: the September 2024 auction sold one parcel to the high bidder at $3,000, and the 2023 sale offered a single parcel with a mobile home at a minimum bid of about $7,750. Butte County tax sale list and auction calendar

For Butte County tax sale 2026 searches, use the county-run sources below rather than a copied parcel list, and confirm the parcel, registration cutoff, deposit, and payment deadline against the county before you bid. If the parcels on this list are vacant land rather than houses, what buying land at a tax sale hands you is the place to start.

  1. Get the advertised list

Use Public Notices, Treasurer and Commissioner sale notices for the current advertised parcels, then recheck it before the auction.
  2. Register to bid

There is no pre-registration, deposit schedule or bidder packet published. Full requirements are in the sale card above.
  3. Sale day

No tax deed auction is currently scheduled. The sale is live and in person; there is no online bidding platform. Confirm the venue and hour with the county office before you go.
  4. Confirm with the office

If the list, platform, and notice disagree, use Butte County Board of County Commissioners as the source to confirm which parcels are actually offered.

Before you bid in Butte County

  1. Start with the live sale list

Pull the current advertised parcels from Public Notices, Treasurer and Commissioner sale notices. Lists can change before the sale, so recheck the county source before you price a parcel.
  2. Confirm registration and deposit

  3. Check the state rules that change the bid

Read the Idaho due-diligence checklist before bidding. Redemption, liens that survive a tax deed, title cleanup, and payment deadlines can change what a parcel is worth. Which liens survive is state law, so read what survives a tax deed in Idaho before you price the title work.
  4. Set a walk-away number

Work out what the parcel is actually worth with the rural land value estimator, then turn it into a ceiling with the tax deed max-bid calculator.

County notes

  • Butte County is one of Idaho's smallest counties and puts very few parcels through tax deed. One property sold at the September 23, 2024 auction, one was offered at the September 25, 2023 sale, and the treasurer reported to the board on October 14, 2025 that no tax deed sales were pending.
  • The auction is an agenda item at a regular commissioners meeting, not a standalone event. The board meets the 2nd and 4th Mondays of every month at 10:00 a.m. in the commissioners' room at 205 W. Grand Ave. in Arco, and a tax deed sale appears on that agenda as a timed action item.
  • Tax deed hearings, the step where the county itself takes title before it can resell, are separate from the auction and give the earliest public signal that parcels may reach a sale. The board set hearings for November 25, 2024 and for August 25, 2025, both at 10:00 a.m.
  • Parcels can carry a mobile home or other structures sold together with the land, and the county notice warns that such property "may be subject to liens and other conditions." Inspect and run title before you bid; the county sells what it took, not clear title.
  • Butte County keeps no excess proceeds from tax deed sales. After valid claims are paid, remaining funds go to the Idaho State Treasurer as unclaimed property.

Idaho rules

Redemption
The window belongs to the county's holding period, not to the auction. After the tax deed issues to the county, the record owner or a party in interest may redeem by paying the delinquency with late charges, accrued interest and costs including title search and professional fees, plus the taxes that accrued after the deed. That right runs only up to the moment the commissioners enter into a contract of sale or the property is transferred by county deed. Fourteen months after issuance it expires regardless. Since 31-808 requires the auction within those same fourteen months, a buyer at the county auction takes the property with the redemption already extinguished, and the tax deed is presumptive evidence of the regularity of everything before it.
Deed deposit
No statutory deposit. The commissioners set a minimum bid covering all property taxes owing, interest and costs, and the parcel goes to the highest bidder over it. Payment terms are set by each county's own terms of sale, so confirm them before you bid.
Governing statute
Idaho Code title 63, chapter 10

A tax deed does not convey marketable title. Most buyers file a quiet title action before they can resell or insure the property. See the due diligence guide.

Often yes, by paying the overdue taxes, interest, and costs before the deadline. Idaho's redemption rule: None for the buyer.
