The auction is an action item inside a regular Monday commissioner meeting, so bidders attend in person and bid above a minimum the board sets to cover taxes, interest and costs. For parcels left unsold, the Treasurer's tax deed sheet states that "These parcels may be purchased by presenting a bid to the Jefferson County Commissioners." Call the Treasurer at 208-745-9219 ahead of the sale for the minimum bid and payment terms.

- Idaho sells no tax lien certificates. Jefferson County takes a tax deed to the delinquent parcel first, and what an investor buys is the county reselling that land at public auction to the highest bidder over a minimum bid the board sets to cover taxes, interest and costs.
- The sale runs as a line item inside a regular Monday commissioner meeting, one parcel at a time, in the commissioners' meeting room in the annex at 210 Courthouse Way, Rigby. There is no online bidding and no auction platform.
- Volume is small and can fall to nothing. The treasurer told the board on May 19, 2025 that "The hope is to have zero at the auction", and the November 3, 2025 auction agenda named two parcels.
- Parcels that draw no bid stay buyable between auctions. The Treasurer's tax deed sheet names RPA0040003038B and RP04N39E284990 and states that "These parcels may be purchased by presenting a bid to the Jefferson County Commissioners", which is a year-round route in for a buyer who misses the sale date.
- Redemption is already extinguished by the time you bid. Under Idaho Code 63-1007 the former owner's right to redeem ends once the commissioners enter into a contract of sale, so there is no post-auction waiting period for the buyer.
- The Treasurer also publishes the county's excess funds list under Idaho Code 31-808 on the same sheet, which reads "At this time Jefferson County is not holding any excess funds."

- The window belongs to the county's holding period, not to the auction. After the tax deed issues to the county, the record owner or a party in interest may redeem by paying the delinquency with late charges, accrued interest and costs including title search and professional fees, plus the taxes that accrued after the deed. That right runs only up to the moment the commissioners enter into a contract of sale or the property is transferred by county deed. Fourteen months after issuance it expires regardless. Since 31-808 requires the auction within those same fourteen months, a buyer at the county auction takes the property with the redemption already extinguished, and the tax deed is presumptive evidence of the regularity of everything before it.
