How Jerome County sells delinquent taxes

No tax lien certificate sale

Idaho sells no tax lien certificate to investors. Under Idaho Code 63-1001 a delinquency has the force and effect of a sale to the county tax collector as grantee in trust for the county, so the county is the only party that ever holds the delinquency.

When it runs
Jerome County schedules each tax deed sale on its own timetable rather than on a fixed annual date, and the sale runs as a sealed bid round followed by a live auction the next morning. The published call for bids reads: "NOTICE IS HEREBY GIVEN that sealed bids will be accepted through 4:00 p.m. on September 7, 2026, and opened at 10:00 a.m. on September 8, 2026, by the Jerome County Commissioners, or their designee, followed by a live auction with bidding to begin with the highest sealed bid amount for property." The auction is held in the front lobby of the Jerome County Courthouse, 300 North Lincoln, Jerome. Watch the Treasurer page for the next call for bids.
Registration and deposit

The notice sets no advance registration, no bidder application and no deposit. A bidder either delivers a sealed bid marked "Property Bid" to the Commissioners, Room 301, Jerome County Courthouse, 300 North Lincoln, Jerome, ID 83338, by the sealed bid deadline, or attends the live auction in the courthouse front lobby, where bidding opens at the highest sealed bid received. Terms of sale are cash or cashier's check delivered to the County Treasurer no later than 4:00 p.m. on the date of the sale. The commissioners reserve the right to refuse any and all bids.

Sale format and venue
Idaho counties auction property they already hold by tax deed, so Jerome County sells no tax lien certificates and there is no interest rate or bid-down mechanic. The sale is conducted in person at the Jerome County Courthouse, 300 North Lincoln, Jerome, and the county uses no online auction platform. Each parcel carries a minimum bid covering delinquent taxes, late charges, interest and costs; the six parcels in the published call for bids open between $1,951.36 and $19,807.60. Property sells "As Is" with no warranty from the county. Because the owner's right of redemption ends when the commissioners enter into a contract of sale under Idaho Code 63-1007, a winning bidder takes the parcel with redemption already extinguished. Any surplus above the county's claim goes to the Idaho State Treasurer's unclaimed property division rather than to the buyer or the county. Call the Assessor at 208-644-2740 for parcel detail before bidding.

Jerome County tax sale list and auction calendar

For Jerome County tax sale 2026 searches, use the county-run sources below rather than a copied parcel list, and confirm the parcel, registration cutoff, deposit, and payment deadline against the county before you bid. If the parcels on this list are vacant land rather than houses, what buying land at a tax sale hands you is the place to start.

  1. Get the advertised list

Use Call for Bids, tax deed property sale for the current advertised parcels, then recheck it before the auction.
  2. Register to bid

The notice sets no advance registration, no bidder application and no deposit. Full requirements are in the sale card above.
  3. Sale day

The sale is live and in person; there is no online bidding platform. Confirm the venue and hour with the county office before you go.
  4. Confirm with the office

If the list, platform, and notice disagree, use Jerome County Board of County Commissioners as the source to confirm which parcels are actually offered.

Before you bid in Jerome County

  1. Start with the live sale list

Pull the current advertised parcels from Call for Bids, tax deed property sale. Lists can change before the sale, so recheck the county source before you price a parcel.
  2. Confirm registration and deposit

  3. Check the state rules that change the bid

Read the Idaho due-diligence checklist before bidding. Redemption, liens that survive a tax deed, title cleanup, and payment deadlines can change what a parcel is worth. Which liens survive is state law, so read what survives a tax deed in Idaho before you price the title work.
  4. Set a walk-away number

Work out what the parcel is actually worth with the rural land value estimator, then turn it into a ceiling with the tax deed max-bid calculator.

County notes

  • The Treasurer publishes the full call for bids on its own page, and that notice is the property list: it gives each parcel's legal description, situs address, assessor parcel number, tax deed instrument number, prior owner and minimum bid. There is no separate downloadable list document.
  • Two offices split the transaction inside one building. Sealed bids go to the Commissioners in Room 301 of the Jerome County Courthouse, 300 North Lincoln, and the winning payment goes to the Treasurer in Suite 212 of the same courthouse by 4:00 p.m. on the day of the sale.
  • Idaho fixes no statewide tax deed sale date. The Board of County Commissioners must auction a tax-deeded parcel within fourteen months of the deed and advertise in a newspaper at least ten calendar days beforehand, so how often Jerome County holds a sale tracks how many parcels it has taken. A quiet year can pass with no auction at all.
  • The Board of County Commissioners is reached at 208-644-2714 at the Jerome County Courthouse, 300 North Lincoln Ave, Jerome, ID 83338. The county's own guidance sends property auction questions to the Treasurer at 208-644-2720.

Idaho rules

Redemption
The window belongs to the county's holding period, not to the auction. After the tax deed issues to the county, the record owner or a party in interest may redeem by paying the delinquency with late charges, accrued interest and costs including title search and professional fees, plus the taxes that accrued after the deed. That right runs only up to the moment the commissioners enter into a contract of sale or the property is transferred by county deed. Fourteen months after issuance it expires regardless. Since 31-808 requires the auction within those same fourteen months, a buyer at the county auction takes the property with the redemption already extinguished, and the tax deed is presumptive evidence of the regularity of everything before it.
Deed deposit
No statutory deposit. The commissioners set a minimum bid covering all property taxes owing, interest and costs, and the parcel goes to the highest bidder over it. Payment terms are set by each county's own terms of sale, so confirm them before you bid.
Governing statute
Idaho Code title 63, chapter 10

A tax deed does not convey marketable title. Most buyers file a quiet title action before they can resell or insure the property. See the due diligence guide.
