Registration and deposit
All bidders, including returning bidders, must register on the RealAuction site (mohave.arizonataxsale.com) and create a username and password. It is a proxy-bid auction. Bidders post a deposit of 10% of their intended budget by the deadline (ACH only) for bids to count, and winners pay by ACH. A $10.00 per-certificate processing fee (A.R.S. 42-18116) and a $5.00 per-parcel winning-bidder fee charged by RealAuction apply, and all purchases are final.
Arizona is a tax-lien state: Mohave County (seat Kingman) holds an annual tax lien certificate auction (Certificates of Purchase) on parcels with delinquent taxes rather than a Florida-style tax-deed auction. Bidding is bid-down-interest: the county's auction site states 'The interest on a certificate ranges from 0 to 16%' and the certificate goes 'to the bidder willing to take the lowest interest rate' (16% statutory maximum, A.R.S. Title 42, Chapter 18). The 2026 sale covers parcels with 2024 and any prior-year delinquent taxes. The Treasurer publishes the delinquent tax list and auction notice in a newspaper of general circulation at least two but not more than three weeks before the sale; advertised parcels are viewable on the RealAuction site after registration. Taxes are at least roughly two years delinquent before a lien is offered, and a certificate holder may begin judicial (quiet-title) foreclosure three years after the sale. A separate tax deed sale of land already deeded to the state is run by the Clerk of the Board via Public Surplus and is distinct from this Treasurer certificate auction.

Arizona holds no county tax deed auction. A certificate holder who is not redeemed can foreclose the right to redeem in court, starting three years after the sale, to obtain a treasurer's deed.
Over-the-counter (leftover) purchases
Liens that receive no bid are struck to the state. Any person may later buy a state-held certificate over the counter by assignment from the county treasurer, paying the amount due plus subsequent taxes and a small assignment fee. Assigned state certificates earn the full 16 percent.

- The owner or any interested party can redeem the lien at any time until the right to redeem is foreclosed by the court. A certificate of purchase holder cannot begin a foreclosure action until three years after the sale, and the lien becomes void if no foreclosure is commenced within ten years after the month the certificate was acquired.
