Annual spring sale, run in two parts. The 2026 notice is headed "NOTICE OF PUBLIC AUCTION OF TAX-DEFAULTED PROPERTY FOR DELINQUENT TAXES MONDAY APRIL 20, 2026 THROUGH THURSDAY APRIL 23, 2026" and states: "The public auction sale will be conducted at https://sanfrancisco.mytaxsale.com from Monday, April 20, 2026 at 8:00 AM (PT) through Thursday, April 23, 2026 at 7:00 PM (PT), as a public auction to the highest bidder for not less than the minimum bid as shown on this notice." A separate sealed bid auction followed: "NOTICE OF SEALED BID AUCTION OF TAX-DEFAULTED PROPERTY FOR DELINQUENT TAXES THURSDAY MAY 14, 2026", opened publicly at City Hall Room 408 at 3:00 PM (PT). As of this research the platform stated: "The next Tax Sale has not yet been scheduled. We will send email notifications to all registered users as soon as it is posted."

Online public auction: "Only bids submitted via the Internet will be accepted. Pre-registration is required. Bidders must register on-line at https://sanfrancisco.mytaxsale.com and submit a refundable deposit of $5,000 along with a non-refundable $35 processing fee by Friday, April 10, 2026 at 5:00 PM (PT)." Unsuccessful bidders are refunded within ten business days after the auction closes; winning deposits apply to the purchase price. "Full payment and deed information indicating how title should be vested is required within 5 business days after the end of the sale. Payment must be in the form of cash, cashier's check, money order or bank wire. Transfer taxes will be added to and collected with the purchase price." Sealed bid auction: "Only bids submitted via mail or in-person at City Hall, Room 140 will be accepted. Bidders must submit their sealed bid forms by Thursday, April 30, 2026 at 5:00 PM (PT)", paying by cashier's check, certified check or money order. Registration on the platform itself is "open year round, and is free."

San Francisco sells tax deeds under California Revenue and Taxation Code section 3692, on Board of Supervisors resolution (the 2026 sale was authorized by a resolution dated February 10, 2026). The county runs two tracks in the same cycle: an internet-only public auction on SanFrancisco.MyTaxSale.com, then a sealed bid auction whose bids are filed by mail or in person and opened publicly at City Hall Room 408, 1 Carlton B Goodlett Pl. Inventory is small; the 2026 notice listed five parcels for public auction (minimum bids $11,511.50 to $180,706.37) and four parcels for sealed bid (three at a $1.00 minimum). Minimum bid rule per the county: "State law dictates that the minimum sale price for a tax-defaulted parcel offered at a public auction shall be no less than the total amount necessary to redeem the parcel plus costs." Right of redemption ceased Friday, April 17, 2026 at 5:00 p.m. (PT) for the public auction and Wednesday, May 13, 2026 for the sealed bid sale; unsold parcels revive the redemption right until the last business day before the next scheduled sale. Property is sold as is, with no warranty of title, condition or regulatory compliance, and a bid is an irrevocable, binding offer. Surplus above liens and costs is handled as excess proceeds (claims by parties of interest under R&TC 4675, notice under R&TC 3692(e)); the county flags amounts over $150. California statewide rules

Redemption
Tax-defaulted property may be redeemed until the right of redemption is terminated (section 4101). That right terminates at the close of business on the last business day prior to the commencement date of the tax sale, and the start of the auction counts as the sale date no matter when bidding closes. A redemption payment sent by mail must be received in the tax collector's office before that deadline. California has no post-sale redemption period: once the auction opens, a record owner who has not redeemed loses all legal and equitable interest in the property. Two situations revive the right of redemption. The right revives if the property is not sold, and it revives on the next business day if the tax collector approved a credit sale and the buyer did not pay in full by the deadline the tax collector set.
Deed deposit
The tax collector may require a deposit and must give public notice before the sale of its amount, payment method, and due date, and of whether it is a condition of bidding or applies toward the purchase price. On a sale the tax collector approves as a deferred-payment transaction, the deposit may be $5,000 or 10 percent of the minimum bid price, whichever is greater. Counties set the specific figure, so confirm it on the county page or auction platform.
Surplus proceeds
Sale proceeds first cover statutory distributions, then taxes, assessments, and county costs. Anything left is excess proceeds held in the delinquent tax sale trust fund. A party of interest may file a claim at any time before one year after the tax collector's deed to the purchaser is recorded. Distribution runs first to lienholders of record before the tax deed was recorded, in order of their priority, then to persons with title of record. Excess proceeds not claimed within that year may be transferred to the county general fund.
