How Bonner County sells delinquent taxes

No tax lien certificate sale

Idaho sells no tax lien certificate to investors. Under Idaho Code 63-1001 a delinquency has the force and effect of a sale to the county tax collector as grantee in trust for the county, so the county is the only party that ever holds the delinquency.

When it runs
One tax deed auction a year, usually in July, following the tax deed hearing held each May in the Board of County Commissioners office. The Treasurer's FAQ states the auction is "usually held in July of each year and is scheduled after the annual Tax Deed Hearing which occurs in May," and the sale timeline sets the auction "Within 14 months of the Tax Deed Hearing date." No sale is on the calendar at present: the Treasurer's auction notice reads "There are no upcoming tax sales scheduled at this time. Please check back for future updates."
Registration and deposit

Bidding happens only on Public Surplus, so create a buyer account there before an auction opens. In the 2024 sale the county posted parcels for review on August 1, opened bidding August 12 at 8:00am and closed it August 23 at 5:00pm. The winning bidder pays in full by wire transfer through the auction site by the deadline the listing sets, and Pay Mac processes payments for the county. The Treasurer then records the Deed of County Property and mails the original deed to the purchaser.

Sale format and venue
Idaho sells no tax lien certificates. Bonner County takes the deed itself once taxes run three years delinquent, then resells the land at public auction under Idaho Code 31-808. The Commissioners set a minimum bid covering delinquent taxes, penalty and interest plus the county's tax deed costs, which include file fees, litigation guarantee fees, certified mailing, newspaper advertising, mapping and recording, and the parcel goes to the highest bidder above that floor. Redemption is already closed by the time you buy, since the owner or a party in interest may redeem only up to the point the Commissioners enter into a contract of sale or the property is transferred by county deed. Parcels sell as is, with no guarantee of access, clear title, or building and septic permits, and a successful bidder may have to remove a prior occupant at their own expense. A bid above the minimum can create excess funds that a party of interest may claim, with anything unclaimed sent to Idaho State Treasurer Unclaimed Property. Parcels that draw no bid stay in the county's name, and the Commissioners may later accept or deny a closed bid on them.

  • No tax-deed property list is posted at the moment because no sale is scheduled. When a sale is set, the Treasurer posts the list of parcels taken in tax deed to the county website after the June 20 tax deadline, usually by the last Monday in June, and will mail the list to anyone who sends the office a self-addressed stamped envelope.
  • Delinquent parcel names, addresses and property descriptions are advertised in the Bonner County Daily Bee one day a week for four weeks in April, ahead of the May tax deed hearing.
  • The county's own auction notice currently reads "There are no upcoming tax sales scheduled at this time. Please check back for future updates." Call the Treasurer's Office at (208) 265-1433 before planning a trip or funding a wire.
  • Watch the Board of County Commissioners agendas as well as the Treasurer's page. The Commissioners are the body that schedules the auction and sets each minimum bid, so a sale date surfaces there first.
  • The July guidance is approximate. The most recent published sale ran in August 2024, so treat midsummer as the window rather than a fixed month.
  • Minimum bids can be very low on remote acreage. One parcel in the 2024 notice, a Granite Creek lot roughly 23 miles southwest of Clark Fork, carried a minimum bid of $880.32.

Idaho rules

Redemption
The window belongs to the county's holding period, not to the auction. After the tax deed issues to the county, the record owner or a party in interest may redeem by paying the delinquency with late charges, accrued interest and costs including title search and professional fees, plus the taxes that accrued after the deed. That right runs only up to the moment the commissioners enter into a contract of sale or the property is transferred by county deed. Fourteen months after issuance it expires regardless. Since 31-808 requires the auction within those same fourteen months, a buyer at the county auction takes the property with the redemption already extinguished, and the tax deed is presumptive evidence of the regularity of everything before it.
Deed deposit
No statutory deposit. The commissioners set a minimum bid covering all property taxes owing, interest and costs, and the parcel goes to the highest bidder over it. Payment terms are set by each county's own terms of sale, so confirm them before you bid.
