The most recent published notice opens: "The Boundary County Commissioners will sell at Public Auction beginning at 10:00 a.m., (PDT) on Tuesday, May 21, 2024, in the conference room of the Boundary County Annex, located at 6566 Main Street, Bonners Ferry, Idaho for cash to the highest bidder, the following described property, to-wit:" Idaho Code 31-808 requires the board to advertise each auction in the newspaper at least ten calendar days beforehand, so the Bonners Ferry Herald and the weekly commissioners' agendas carry the next date first. Call the Commissioners' Office at (208) 267-7723 to confirm whether a sale is scheduled.

There is no online bidder registration and no published pre-registration form. Bidders attend in person in the conference room of the Boundary County Annex, 6566 Main Street, Bonners Ferry. The last published notice also offered a phone option: "Commissioners are also offering a conference call option for those who cannot attend the auction in person. Anyone wishing to participate via telephone will need to use conference call telephone number 1 (877) 402-9753 and enter Access Code 9099848# promptly at 10:00 a.m. PDT." Minimum bids are not published in advance: "Minimum bid for each parcel will be announced at the time of the sale."   • Two offices split the work in Boundary County. The Treasurer and Tax Collector, Jennifer Economu, handles delinquency, payoff and redemption amounts at (208) 267-3291 or [email protected], and the Board of County Commissioners runs the auction at (208) 267-7723 or [email protected]. Both are open Monday through Friday, 9:00 a.m. to 5:00 p.m.
  • The auction is held in the conference room of the Boundary County Annex at 6566 Main Street, Bonners Ferry, which is a different building from the county offices at 6452 Kootenai Street. Mail for the Treasurer goes to PO Box 218 and mail for the Commissioners goes to PO Box 419, both Bonners Ferry, ID 83805.
  • Boundary County's legal notices page states the county is required "by Idaho Code and local ordinances, to publish legal notices in the official Boundary County newspaper of record, the Bonners Ferry Herald." That paper is where an auction notice and its parcel list appear first.
  • The Treasurer's office describes the path to the deed: "If real property taxes are not paid within three years, the Tax Collector shall deed the property to the County," preceded by a Pending Issue of Tax Deed sent by certified mail to every recorded interest holder and by publication of the delinquency in a local newspaper for four consecutive weeks.
  • The Treasurer's office also notes that "Idaho Code 63-1007 allows the recorded owner to redeem the property prior to the sale by the Commissioners by paying all delinquent years and the current year," so an advertised parcel can be redeemed and pulled from the auction before bidding opens.
  • Plan for same-day money. The winning bidder puts down a $100 non-refundable deposit in cash or cashier's check at the sale and has three business days to deliver certified funds for the balance.

Idaho rules

Redemption
The window belongs to the county's holding period, not to the auction. After the tax deed issues to the county, the record owner or a party in interest may redeem by paying the delinquency with late charges, accrued interest and costs including title search and professional fees, plus the taxes that accrued after the deed. That right runs only up to the moment the commissioners enter into a contract of sale or the property is transferred by county deed. Fourteen months after issuance it expires regardless. Since 31-808 requires the auction within those same fourteen months, a buyer at the county auction takes the property with the redemption already extinguished, and the tax deed is presumptive evidence of the regularity of everything before it.
Deed deposit
No statutory deposit. The commissioners set a minimum bid covering all property taxes owing, interest and costs, and the parcel goes to the highest bidder over it. Payment terms are set by each county's own terms of sale, so confirm them before you bid.
