It adds: "Properties not sold or postponed from the February public auction are normally offered at public auction the second Monday in May." The page currently states: "The next Public Auction will be held in February 2027. Please check back in January 2027 for an auction list and updated Terms of Sale." The most recent Terms of Sale document covers an auction that "Opens for bidding on May 18, 2026, at 10:00a.m. Closes May 19, 2026, beginning at 10:00a.m."

Registration and deposit

Online registration and bidding only, at Sacramento.mytaxsale.com. "All prospective bidders must register in order to bid at tax-defaulted land sales." A deposit of $5,000 plus a non-refundable $40 processing fee is required to bid, submitted by ACH or e-check before the registration deadline (for the May 2026 sale, registration opened April 20, 2026, closed May 8, 2026, with deposits due by 5:00 p.m. PT on May 8, 2026). Bidders choose how the deed will be vested during registration, and that vesting cannot be changed afterward. A winning bidder's deposit is applied to the purchase price; unsuccessful bidders are refunded in about five business days. Payment in full is due within five business days by wire to Grant Street (the May 2026 deadline was May 27, 2026), plus documentary transfer tax of $0.55 per $500 of the bid amount and a $40 Grant Street final-payment fee. Failure to pay forfeits the $5,000 deposit and triggers a five-year ban on bidding with Sacramento County.

Sacramento County is deed-only. The Tax Sale page states in capitals: "SACRAMENTO COUNTY DOES NOT SELL TAX LIEN CERTIFICATES," and the FAQ repeats "Sacramento County does not sell tax lien certificates." The sale is a fully online tax-defaulted property public auction, not an in-person event. The property list is published "each year in November or early December, for the February sale, and April for the May or June sale," is free on the county website, $8.00 in person at 700 H Street, Room 1710, or $9.25 by mail-in request. A Removed Properties list is updated regularly and daily in the week before the sale, since many parcels are redeemed, postponed, or pulled. The right of redemption ends at the close of business on the last business day before the sale (for the May 2026 auction, 5:00 p.m. on Friday, May 15, 2026), and the Terms of Sale note "There is no extended right of redemption in the State of California." Tax deeds convey title free of prior encumbrances except liens specified by Revenue and Taxation Code Section 3712, lis pendens actions, and undischarged IRS liens. Sealed Bid Sales also occur but are not open to the general public; they are offered only to adjoining owners or easement holders. The county recommends waiting one year from deed recording before improving or reselling, because the former owner or a lienholder has one year to challenge the sale.

California statewide rules

Redemption
Tax-defaulted property may be redeemed until the right of redemption is terminated (section 4101). That right terminates at the close of business on the last business day prior to the commencement date of the tax sale, and the start of the auction counts as the sale date no matter when bidding closes. A redemption payment sent by mail must be received in the tax collector's office before that deadline. California has no post-sale redemption period: once the auction opens, a record owner who has not redeemed loses all legal and equitable interest in the property. Two situations revive the right of redemption. The right revives if the property is not sold, and it revives on the next business day if the tax collector approved a credit sale and the buyer did not pay in full by the deadline the tax collector set.
Deed deposit
The tax collector may require a deposit and must give public notice before the sale of its amount, payment method, and due date, and of whether it is a condition of bidding or applies toward the purchase price. On a sale the tax collector approves as a deferred-payment transaction, the deposit may be $5,000 or 10 percent of the minimum bid price, whichever is greater. Counties set the specific figure, so confirm it on the county page or auction platform.
Surplus proceeds
Sale proceeds first cover statutory distributions, then taxes, assessments, and county costs. Anything left is excess proceeds held in the delinquent tax sale trust fund. A party of interest may file a claim at any time before one year after the tax collector's deed to the purchaser is recorded. Distribution runs first to lienholders of record before the tax deed was recorded, in order of their priority, then to persons with title of record. Excess proceeds not claimed within that year may be transferred to the county general fund.
